The Backstory
After long-time tenants moved out of a townhome in the Camp Logan area near Memorial Park and left it in serious disrepair, Gary M., an experienced broker and real estate developer/investor from Washington state, decided it was time to sell this Houston property and knew he needed a team he could trust to be his “boots on the ground.” Referred to The Moore Real Estate Group, Gary trusted Chris Moore with turning his rental headache into a market-ready showstopper.
The Vision
The home was a case study in neglect – junk left behind by the tenant, lingering odors, worn-out carpet, and a dark, dated interior. Chris stepped into the role of project manager, overseeing every aspect of the renovation to make the experience as smooth as possible for Gary. From advising on the upgrades that would position the property to sell quickly and tapping into our network of trusted contractors, Chris led the effort to increase Gary’s return on investment and maximize the property’s market appeal.
The Transformation
The transformation included everything from paint colors and flooring to hardware and lighting – each upgrade was thoughtfully selected to add beauty, function, and value to appeal to today’s buyers.
Exterior upgrades: Stucco was repaired and painted, professional hardscaping, new garage door, and tree trimming added curb appeal and polish.
Kitchen transformation: Wall was removed to open the layout; rebuilt with new cabinetry, quartz countertops and backsplash, gas line was added to replace electric cooktop with gas, and premium stainless appliances.
Bathroom renovations: Redesigned the primary ensuite bathroom into a spa-like retreat featuring an expanded custom rainfall shower and modern finishes.
Interior improvements: Installed engineered wood floors and tile throughout, added recessed lighting, replaced stair and hall railings, and updated the plumbing and electrical systems.
Finishing touches: Floor-to-ceiling tile on the fireplace, fresh interior paint, and cohesive design selections brought the entire space together.
The Results
Once the renovation was complete, we professionally staged and marketed the home, and the results speak for themselves – 6201 Westcott received multiple offers and sold 16 days after hitting the market.
