Here’s how we did it:
from Selling One Home to
Buying the Next
Without A Contingency!
At the Moore Real Estate Group, we pride ourselves on staying calm and negotiating the trickiest of situations, and these two transactions were no exception.

Growing Together: Three Homes and Three Milestones
When it comes to buying and selling homes, our clients, the Thompsons are pros by now. From their first home while being pregnant with their first child, to the second home with baby two and now third purchase with baby three, they know the ropes!
Here’s their story and how we successfully overcame challenges with a dual sale/purchase.

Turning Heartbreak Into Homeownership
When the Thompson’s reached out that they were ready for more space with their growing family, we were ready! Our initial discussions revolved around the sale of their current home in The Woodlands, TX just north of Houston. They found their dream home a little north in Conroe on Cherry Oak but would need to sell their home prior to purchasing.
Having put in an offer and being declined due to a contingency clause, they were heart broken. Yet TMREG doesn’t give up that easily! We promptly discussed the urgency of getting their current home on the market and under contract so we could remove the contingency on their dream home before it was gone.

Pre-Marketing Success and Smart Negotiations
We began marketing their Woodlands home to the neighborhood before listing the property, while getting the house prepped and ready for photography & videography by working with our trusted real estate photographer, TK Images.
Their Gadwall home listed in days at a competitive price and immediately received offers. Being only one day on the market, we had an executed contract in hand! We quickly reached back out to the agent for the Cherry Oak home in Conroe, TX and successfully negotiated a close date to run in succession of their Gadwall home, thus eliminating the contingency. Though, unexpected new challenges appeared on the horizon…

Fighting for Our Clients Every Step of the Way…
An issue arose with the Gadwall HOA, putting both closings at risk of falling out. We did our due-diligence and partnered with the buyer’s agent to work feverishly and ultimately successfully resolved the issue without delay. With a new wave of relief, we headed to the closing table, TWICE!
The shining moment from this story is that we never give up fighting for our clients. We meet challenges head on, rigorously head into a storm instead of away, and give our all to ensure a happily ever after!
