The original homeowner of this Candlelight Plaza home in Houston, Texas, had passed away, leaving the family residing in the home to manage the estate.

From Title Resolution to Market-Ready Transformation:
We proactively opened title to address any potential issues, assisted in obtaining the death certificate, and, respecting the sellers’ wish to avoid probating the will, collaborated with the title company to prepare and execute an affidavit of heirship, ensuring a clear title.
To prepare the home for sale, we worked with our reliable contractors to have a dead tree removed, power wash the exterior and upgrade landscaping to enhance curb appeal. Inside, we removed outdated features, upgraded light fixtures, made repairs, and refreshed the space with new paint. We also ensured the home was professionally cleaned to enhance its appeal. These efforts significantly increased the property’s showing condition and marketability.at easily! We promptly discussed the urgency of getting their current home on the market and under contract so we could remove the contingency on their dream home before it was gone.

We completed a comprehensive market analysis on the home and worked with the Sellers to set a competitive listing price. Professional photography and videography by TK Images showcased the home’s best features. A thoughtfully planned and well attended open house resulted in nine offers on the home, allowing the sellers to select the offer with the most favorable terms for them.
